The good news? Both federal and provincial programs are designed to make homeownership more accessible for first-time buyers.
Here’s a clear, accurate breakdown of the programs available in 2026.
Recent federal mortgage reforms expanded access to insured mortgages and reduced upfront cash requirements.
Current rules:
Up to $500,000 → 5% down
$500K–$1.5M → 5% on first $500K + 10% remainder
Over $1.5M → Minimum 20% down
